The House Demolition Process: 9 Steps from Permit to Clean Lot

Walkthrough of a residential demolition from utility disconnect to final grading. Includes typical timeline, permit requirements, and what to expect on demo day.

Before the excavator arrives

A residential demolition is 70% paperwork and 30% destruction. Before a single wall comes down, we secure a demolition permit, file a utility disconnect, schedule an asbestos and lead survey, and post the legally required public notice.

Skipping any of these steps can result in stop-work orders, fines from $500 to $25,000, and personal liability. Bedrock handles all of it as part of a full-service demo contract.

The 9-step demolition workflow

1. Pre-demo survey for hazardous materials (asbestos, lead paint, PCBs).

2. Utility disconnects and meter pulls, confirmed in writing.

3. Permit issuance and required pre-demo inspection.

4. Site protection: tree fencing, dust barriers, sediment control.

5. Soft strip, interior fixtures, appliances, salvageable materials.

6. Mechanical demolition with a high-reach excavator and water suppression.

7. Sorting on site: clean wood, metal, concrete, and mixed debris.

8. Foundation removal, basement backfill with engineered fill, and compaction.

9. Rough grading, final inspection, and permit close-out.

How long does it actually take?

Permitting: 2 to 8 weeks. Pre-demo surveys: 3 to 5 days. Mechanical demolition of a 2,000 sq ft house: 1 to 3 days. Foundation removal and grading: 2 to 4 days. Total: 4 to 10 weeks. For partial scopes see selective vs full demolition.

Frequently asked questions

Do I need a permit to tear down my own house?

Yes, in every US municipality. Self-demolition without a permit is a code violation and voids most insurance coverage.

Can I salvage materials before demolition?

Absolutely. We schedule a soft-strip window for owners or salvage companies to remove fixtures, doors, hardwood, and architectural elements before mechanical demo begins.

Will demolition damage neighboring properties?

Properly executed mechanical demolition with vibration monitoring, water suppression, and protective fencing has minimal impact.
