Commercial Demolition Permits: A Project Manager's Checklist

From asbestos NESHAP filings to traffic control plans, the documents that determine whether your commercial demo starts on time.

Federal filings

Every commercial demolition triggers an EPA NESHAP notification, required at least 10 working days before demo begins, regardless of whether asbestos was found. See asbestos abatement workflow.

State and local

State: stormwater discharge permit (SWPPP), erosion and sediment control plan, hazardous waste manifests for any RCRA-regulated materials.

Local: demolition permit, ROW permit, traffic control plan, dust control plan, fire department notification for sprinkler isolation.

Insurance and bonding

Most commercial sites require $2M to $5M general liability, $1M auto, statutory workers comp, and a demolition performance bond. Bedrock Commercial Services carries $5M umbrella coverage by default.
